Tips for a successful hire of a Plumbing Contractor
1. Ask for referrals — Ask your
friends, colleagues, and neighbors for names of reliable contractors.
They are the best source and would not recommend someone with whom
they had a negative experience. You can also contact your city/town
hall for names of contractors in your area.
2. Get written, detailed estimates (at least three)
— When comparing contractors' proposals (bids), be sure to evaluate
all aspects of the proposals (i.e. itemized work scope, parts/materials
included, permit fees, timing, warranties, etc.). A lowest bid may
not necessarily be the best deal if the proposal is vague and general.
It may have some hidden fees for you that will break your budget later.
Make sure you clarify all the aspects involved.
3. Do some study — Find out more about the bidders.
Get copies of their license and insurance certificates – all must
be valid. Check their websites and references. If you have to oversee
a larger project with several contractors involved simultaneously
(electricians, HVAC, carpenters, etc.), find out whether the plumbing
contractor is a good team player.
4. Bargain, bargain, bargain — Once you made your
choice of the plumbing contractor, ask for small discount. Usually,
you will get it, since the contractor should be willing to bargain
as well.
5. Get it in ink — Sign a detailed written agreement
based on the proposal submitted. Understand the agreement and be sure
that none of its articles harms your interests. Include all of the
contractor’s legal requisites on the agreement (name, address, license,
tax ID, if need be). Make sure that the work will not be sub-contracted
to someone else after the signing.
6. Control and pay — Make sure that the signed agreement
pegs the payments to the successful completion of a certain phase
of the work (i.e. delivery of materials, rough plumbing inspection
sign-off, final plumbing inspection sign-off, etc.). Make payments
only after the work performed satisfies all aspects of the agreement
as well as your plans/needs.
